Just like your car needs an MOT, your electrics need an Electrical Installation Condition Report (EICR). The inspection will identify any faulty wiring and accessories, as well as if the installation is up to date with current standards. It’s important to keep your EICRs up to date to prevent electrical fires and electrocution from damaged or expired wiring.
When your properties EICR is due for renewal, give our friendly team a call or send us an email with the date the EICR is due, we ask that you inform us of the date at least a month before to ensure that one of our electricians can conduct the EICR before it expires, and any remedial works can be completed.
Due to the nature of the inspection, we will need access into the property. For landlords, this will need to be arranged with the tenant before.
Once an appointment has been booked, you will receive a confirmation text message or email with the date of the inspection. Then all that’s left to do is sit back until the appointment. Please ensure that furniture is moved away from the walls before the electrician arrives to ensure nothing is obstructed.
During the EICR, our engineers will conduct a visual inspection of the whole electrical installation and accessories. They will also test for faults to the internal wiring and check for damage to the accessories.
Once complete, one of our staff members will be in touch regarding the results of the inspection. If the property is considered satisfactory, we will email your EICR certificate with a copy of your invoice. However, should the property have failed its EICR, we will email you a draft copy of the failed certificate and an estimate of the cost and breakdown of the remedials needed to be completed. If you are happy to go ahead with the remedials, we can arrange an appointment for an electrician to carry out the works. If not, we will email you the failed certificate.
After the remedials are completed and the property is up to current standards, a member of staff will email you your EICR certificate and a copy of your invoice.
An EICR is a legal requirement for a rented property.
What happens if a property fails an EICR?Landlords have 28 days to rectify the issues. It is recommended to homeowners that they rectify the faults to the property to prevent electrical dangers from occurring.
How long does an EICR last for?For a rented property, an EICR lasts for 5-years, for homeowners it lasts 10-years, and 5-years for commercial properties. However, an EICR must be carried out before a new tenant moves into the property. The duration between the EICR’s can also be at the discretion of the electrician depending on the condition of the installation.
